About this space
Coco's Carriage House has been fully renovated! This historic property is within walking distance to downtown and all the unique shops, dining, live music, & much more! It's perfect for a couple, friends, or a family since it can provide 3 beds despite being a 1/1. This space has a queen bedroom, living room with a sofa that converts to a full bed, & 2 chairs that convert to a queen bed pushed together. The standard rental is for 4 people, but allows for 6 with a small fee for guests 5 and 6.
The space
The Carriage House includes smart TVs with color changing back-lighting in the bedroom & living room. The bedroom has a queen bed with bedside shelves and lighting and a remote control lighted ceiling fan. There is a closet with 2 complimentary robes to use during your stay. We want you to know that every linen used (including quilts, the bed scarf, duvets, and duvet covers) are washed after EVERY guest's stay. The living room has a navy velvet sofa (convertible to a full bed), coffee table, two comfy chairs (that convert to a queen bed) with a side table, wall mounted Scrabble game (plus various additional games & puzzles), old fashioned bubble gum machine, bar cart, and a drink ledge with two bar stools featuring an original painting above by a local Brenham artist. The full kitchen includes a breakfast table with antique chairs, kitchen island with bar stools, coffee supplies, stocked cereal dispensers, blender, smart Alexa microwave, waffle maker, and all new appliances. The refrigerator freezer has an ice maker, but it down not make ice very quickly, so if you think you'll need a large amount of ice during your stay, I suggest bringing a bag, or, there is a drive up ice dispenser right around the corner. The bathroom is completely updated and includes a smart exhaust fan that can play music for the whole upstairs if you want! Complimentary bathroom supplies are provided such as shampoo, conditioner, body wash, soap, and mouth wash, and additional toiletries are available in case you forget something at home!
Outside:
Large covered stained floating deck patio with an 8 blade 72" industrial outdoor fan, farmhouse table/chairs, 2 large hanging egg chairs, and drink ledges to use while playing yard games. We have a charcoal grill and grilling utensils, but you will need to be charcoal, lighter fluid, and a lighter to grill.
Things to Note:
This house sits on property behind a historic home that will be renovated in the near future. There is no construction currently started. The side fence is not completed entirely on one side of the property due to upcoming construction on the front house. Please contact me with any questions.
Some house rules to remember:
1. The rental is for 4 guests, when booking, you can add a 5th and 6th guest for a small fee due the extra linens and cleaning. We have a Nest doorbell with a camera that lets us verify the number of guests checking in to the house.
2. Absolutely no pets of any kind allowed. We do not allow pets for health and safety concerns. We also like to keep our space allergy friendly for those who require it.
3. No smoking indoors.
4. No drugs.
5. No parties, and quiet time outside begins at 10pm (no loud noises outside after 10pm). No additional people are allowed on the property in addition to the paid guests staying unless previously approved by the host.
6. All windows and the front door must be locked each time a guest leaves the property and when checking out.
7. The front door must be kept locked when a guest leaves the property.
Guest access
Your rental is for Coco's Carriage House and the yard it sits on. For safety reasons, please don't enter the front house at this time as it will be renovated soon. It is not included in the rental.
There is a smart Nest lock on the front door, and you will be given the code with your check in instructions prior to your arrival.
There is also a Nest doorbell equipped with a camera to verify that the number of guests checking in matches the reservation.
Other things to note
Upon booking, we request that you send us a message giving names and ages of all guests, car make/model and license tag numbers of the cars that will be parking at the house, and written verification that you and read and will agree to all of the house rules.
